It’s showing time! Together we’ll set parameters on the hours and days we plan to host showings.
Homes show best when the homeowner is not present. We will provide you with an electronic lockbox to store a set of house keys. Any time this lockbox is opened, we are notified. That means no one is accessing your home without our knowledge.
After each showing we will share any feedback we received from the potential buyers.

THE CLOSING PROCESS
This process begins once we accept an offer on the home. Here are the major milestones to expect:
ESCROW: The buyer typically places an earnest money deposit into an escrow account as a sign of good faith.
BUYER’S DUE DILIGENCE: The buyer conducts inspections, appraisals, and any other necessary investigations to ensure the property's condition and value align with their expectations.
LOAN APPROVAL & APPRAISAL: The buyer's lender evaluates the property's value to determine if the buyer qualifies for a mortgage. An appraisal ensures the property's value matches or exceeds the agreed-upon purchase price.

THE CLOSING PROCESS
FINAL WALKTHROUGH: Just before closing, the buyer usually conducts a final walkthrough to ensure the property is in the agreed-upon condition.
CLOSING DAY: The buyer signs the mortgage documents, pays closing costs, receives keys and takes possession of the property. You receive the proceeds from the sale.

2. PREPARE your HOME for LISTING
This is the step where you will get your home in model condition to show to potential buyers, begin making repairs, decluttering, and depersonalizing the space so a Buyer can envision themselves living in the space. By the end of this stage your home will be in pristine condition.
3. DETERMINE LISTING PRICE
We will guide you in crafting the perfect listing price, as it’s one of the most important parts of the selling process. We will do a complete market analysis, review comparable homes’ selling price, and determine a listing price appropriate for your home.
4. CRAFT a MARKETING STRATEGY & LIST your PROPERTY for SALE
We will list your home on the Multiple Listing Service and drive the right people to your listing through social media campaigns, agent-to-agent referrals, and traditional media. We will create a marketing campaign that aims to get the most possible traffic to bring quality offers on your home. You will get automated schedule requests to approve for Buyers to view the property and automated notification when potential buyers provide feedback.
5. EVALUATE and ACCEPT an OFFER
Together, we will review all terms and conditions of all the offers you received and ensure the party making the offer is a qualified buyer. If an offer isn’t to your liking, you can decline the offer or counteroffer to terms that are acceptable to you, whether it be a higher price, or other terms. Once all parties have agreed, final acceptance and execution of the contract will occur.
6. FINAL DETAILS
In the last days, our team will develop and help execute the list of final details, get each item paid for by the correct party, and make sure everything is in order before the closing date. These important, but small, details include canceling utilities and cable, changing the name on accounts that the new owner is retaining and ensuring the new owner has instructions for all appliances that will remain in the home. The buyer will conduct all inspections, negotiate repairs, review documentation (property surveys, homeowner association documents and title reports), conduct appraisals and finalize loan details. You will make any required repairs, move out of the home, and have final professional cleaning completed.
7. CLOSING
The final step in the selling process is the closing, where you are legally transferring ownership of the property to the new owner. We will meet with the Title Company to sign the paperwork, take care of any outstanding issues, and finalize the sale.
